Service & Maintenance Contracts
Protect your mechanical assets. We offer Planned Preventive Maintenance (PPM) and 24/7 emergency response for commercial facilities.
We maintain the systems we install and service others: HVAC, Refrigeration and Ventilation equipment. Maintenance priorities also shift by operating environment — see Industries We Serve for facility-specific considerations.
Why planned maintenance matters
Unmaintained HVAC equipment loses 5% efficiency annually and is 3x more likely to suffer catastrophic compressor failure — a risk that applies just as much to commercial freezers and display chillers as it does to air conditioning.
We catch vibrating bearings, low refrigerant levels, and failing contactors on split air conditioners and VRF systems before they cause a complete system shutdown.
A dirty condenser coil forces the compressor to work harder, drawing up to 30% more amperage — a common issue on ducted air conditioning systems serving larger floor plates. Clean systems save money.
Regular servicing ensures systems reach their 15-year design lifespan, deferring massive capital replacement costs.

What happens during a PPM visit
Visual & Audio
Inspect unit casing, listen for abnormal compressor or fan motor vibration/noise.
Airflow & Filters
Clean filters, wash evaporator coils with approved chemicals, check supply air temperature and airflow across connected ventilation systems.
Electrical
Check voltage, running current, tighten all terminals to prevent arcing, test capacitors.
Refrigeration
Check suction/discharge pressures, inspect for oil stains indicating micro-leaks, check insulation — routine on commercial refrigerators as well as split and ducted units.
Drainage
Flush condensate drain lines, check drip trays, test condensate pumps if fitted.

Frequently Asked Questions
Regular maintenance helps identify developing faults, maintain system performance and address issues before they become more disruptive problems. It can also help keep equipment operating in accordance with its intended maintenance requirements.
There is no single interval that applies to every system. The appropriate schedule depends on equipment type, usage, operating environment and manufacturer recommendations. Commercial systems with demanding operating conditions may require more frequent attention.
Maintenance requirements vary by system, but servicing can involve inspecting system components, checking operation, identifying faults, addressing airflow or cleanliness issues and assessing the condition of relevant mechanical and electrical components.
Common warning signs can include reduced cooling performance, unusual noises, abnormal operation, airflow problems, water leakage, repeated faults or unexpected changes in system performance. Addressing these symptoms early can help identify the underlying problem.
This should depend on the specific system and maintenance requirement. When contacting Frosten, provide the equipment information and details of the existing installation so the team can determine the appropriate maintenance or service approach.
